Sears brings its trusted and long-standing brand to the home warranty world. The benefits can be experienced in both a tangible manner – with benefits and perks associated with the Sears network – as well as in a more overall sense, with the sense of trust and reliability that a larger brand provides.

Pricing is on the higher end of the scale, but Sears guarantees that if it cannot fix your appliance, it will replace it for you; which provides great peace-of-mind. In addition to this, it will also provide preventative maintenance on heating and cooling systems once a year, at no extra charge. Sears will fix any appliance under the warranty, including those bought elsewhere, and cover appliances up to the value of $50,000 per year.

Sears Home Warranty Coverage

Sears Home Warranty offers 3 main levels of coverage.

The Appliance Warranty covers washers, dryers, refrigerators and so on, up to 20 appliances. The deductible – i.e. what you pay if you call for a technician – is $75 per visit. There is a cap per claim of $10,000, and an annual cap of $50,000. There is no limit on the number of service requests you can make or product age limit, and work is guaranteed for 180 days. There are also additional benefits included within the package, such as being able to earn 15% back in points for the Shop Your Way program, a 25% discount on HVAC and water heater repairs, and other rewards.

The Systems Warranty covers central air conditioning and heating, plumbing systems and other similar systems. The deductible per call-out is $100, and the rest of the terms are the same as the Appliance Warranty, although this plan does not cover the appliances that the Appliance Warranty covers. The benefits are similar as well, with the exception of the 25% discount on HVAC and water heater repairs. The plan does come, however, with a 25% discount on appliance repairs.

The comprehensive Whole House Warranty covers everything from both the Appliance Warranty and the Systems Warranty. Again the deductible fee per call-out is $100, and the benefits that come with this plan include those under the other 2 warranties.

Packages, Plans and Prices

The Appliance Warranty is the lowest priced package at $49.99 per month, and the Whole House Warranty is at the upper end of pricing tier, costing $69.99 per month.

This is more expensive than many home warranty plans – which can often be found for under $40 per month. The value proposition in this case is compelling however, as the combination of a trusted brand, a generous package, and being able to replace an item if it cannot be fixed, provides great assurance and peace-of-mind.  

There are also additional items that can be covered, such as a spa, septic tank, or standalone freezer. The amounts for these vary, and you will have to contact customer support to get an accurate quote for these particular services.

Terms and Conditions

Terms and conditions are relatively standard, and are in line with what you’d expect from a company like Sears. As with other home warranty companies, covered items must be in good working order at the time of activation of the warranty agreement. Sears also notes that “non-covered charges may apply to certain repairs and replacements,” which is important to keep in mind.


Sears Home Warranty contractors are professionals covering a specific area, and are pre-screened and pre-qualified. The company emphasises trust and reliability, and certainly the brand’s reputation rests somewhat on customer reviews and sentiment.

There have been some negative customer reviews, including some regarding the service received from the contractors, but overall the quality of contractors has not been called into question.

In addition, there is a Frequently Asked Question section on the website, which deals with common issues and queries. We were a bit disappointed that there were not more questions and answers available in this section. New claims can be filed through the “My Account” section of the website. You can also access your account, and make changes if necessary here.

To Sum It Up

The Sears Home Warranty service provides excellent value, however it is one of the more expensive home warranty packages on the market. The available packages provide good value for money, and you get the peace-of-mind that comes with knowing that your home warranty is backed by a big brand like Sears.
